Meet iPark 84, located at the I-84 Exit 15, the latest addition to National Resources' portfolio. The former IBM East Campus in East Fishkill, New York, iPark 84 is situated on 300-acres of land with over two million square feet of buildings and is set to become one of NRE's signature iParks, a branded mixed-use tech/flex redevelopment with retail, hotel and residential components.
At the heart of iPark is the technology workplace where anchor tenants such as GlobalFoundries, IBM and eMagin employ over 2,500 people. The attraction at iPark is the $1 billion dollars of infrastructure in place, the low cost supersized utilities and redundancy as well as financial incentives from Empire State Development and Think Dutchess. iPark is engaged in a widespread campaign to draw technology users from all fields including digital-based, clean room and laboratory users.
iPark also provides high bay space for traditional warehouse users and has signed new tenants like Sloop Brewery, More Good and Cozzini Brothers. High cube build-to-suit warehouses have been designed and pre-approved for distribution and fulfilment centers seeking the direct access to I-84 and New York City.
Development parcels include up to 1-million square foot of retail for warehouse clubs, supermarkets and discounters. Numerous restaurants and cafés will be located with hotel off the I-84 exit on the Route 52 frontage. iPark 84 will also contain the UNO campus residences, which will surround a town center and will be designed specifically for young professionals and millennials. There are two buildings highly suited to medical offices and Tenant Improvement Allowances are available and all new users.
